Terms and Details of Rentals

We strive to provide our guests with an exceptionally clean, safe, and friendly experience.  The following Policies have been established based on industry standards, management and operational procedures, and our personal experience of owning and operating the Rainbow Lake Resort since the 1960’s.  These Policies are considered a part of our reservation agreement with you.  As our guest, by reading and signing your hotel registration you are agreeing to abide by all our Policies, terms and conditions, and procedures.  These Policies are presented here to help promote our guests’ safety and enjoyment and to ensure that each guest is aware of the understandings between the Rainbow Lake Resort and the guest.  Our Policies may change from time to time, so please check back often.

CHECK-IN / CHECK-OUT:

Check-In time is between 3:00 pm to 5:00 pm. Early Check-In is offered based on availability. Check-In after 5:00 pm must be arranged by calling (719) 395-2509 any day up to the day of arrival before 4:00 pm.

Check-Out time is 10:00 am. Please check-out with the Front Desk so that housekeeping may begin cleaning your room as soon as possible.  We do not offer late Check-out.  A fee equal to ½ the daily rate for the cabin or home will be assessed for Check-Outs after 10:00 am.

CHILDREN:

All ages COUNT towards the number of people in the cabin. Well behaved children of all ages are welcome. We offer a relaxed atmosphere for friends and family wanting to get away from it all while experiencing the best Rainbow Lake Resort has to offer. As the parents, guardians, or chaperones of children you are personally and legally responsible for and must supervise them at all times.  For safety reasons, please do not leave children unattended in guest rooms or allow them to roam the property unsupervised.

PETS:

We have a strict "NO PET POLICY!"  No animals of any kind are permitted on the property including pets that might belong to day guests.

DEPOSITS & GUARANTEES: ALL RESERVATIONS REQUIRE A DEPOSIT:

The Deposit guarantees your cabin(s)/home(s) and dates. The Deposit is due at the time the reservation is made with the balance due upon arrival. All reservations are confirmed with a one-night rate of the property of your choice. We accept MasterCard, Visa, American Express, Discover, cash and checks. Your deposit confirms your reservation. It does not confirm rates or specials. Prices are subject to change yearly.

SMOKING:

PLEASE ABIDE BY THE FIRE BAN LAWS. DURING A FIRE BAN YOU MUST SMOKE IN YOUR CAR WITH THE WINDOWS CLOSED. ALL BUILDINGS ARE NON-SMOKING. GUESTS WHO DO SMOKE MUST DO SO OUTSIDE THE BUILDINGS. THERE IS A MINIMUM $250.00 PER DAY CHARGE FOR ANYONE WHO SMOKES INSIDE OF A BUILDING. For safety and to assure that our facility is not exposed to items or actions that create an odor which is unhealthy and objectionable to our guests and staff, and that is difficult to remove from the air, carpet, walls, and furniture we do not permit smoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping, cartridges containing the liquid of nicotine, hookahs, incense, or cigars inside of any buildings. PLEASE DO NOT THROW CIGARETTE BUTS ON THE GROUND. WE PROVIDE ASHTRAYS IN THE CABINS. If you need additional ashtrays please contact the office, thank you.

CANDLE, INCENSE, ESSENTIAL OILS:

Candle, incense, essential oils (diffusing, vaporizing, etc.) are prohibited.  These items and activities will be treated as smoking, a fine accessed, and the guest may be evicted with no refunds.

GRILLS:

PLEASE ABIDE BY THE FIRE BAN LAWS. We will do our best to deliver a charcoal grill to your cabin upon request (except during burn-bans).  Never grill on cabin decks!  We do not provide charcoal or lighter fluid.

FIRE PIT:

PLEASE ABIDE BY THE FIRE BAN LAWS. The fire pit is for guest use between 10:00 AM and 10:00 PM. Keep fires small and never put more wood on the fire than can be burned during your time at the pit.  All fires must be out (no embers or smoke) before leaving the fire pit area (a bucket is provided). Please do not add wood to the fire after 9:30 pm. Remember sound carries very well here; respect the guests in neighboring cabins.

HOUSEKEEPING:

Our cabins/houses are housekeeping cabins/houses and should be responsibly clean upon departure for our housekeepers to properly prepare for the next guests by check-in time. Additional fees of $25.00 each for, but not limited to, dirty dishes, furniture rearranged, dirty refrigerator or stove, unused firewood not returned to the wood pile. Moving household items to other cabins and not returning it to yours will also incur a re-stocking fee. Please re-use linens and towels as much as possible.  If you do require fresh items, bring them to the office for exchange. MAINTENANCE ISSUES: If there are maintenance issues or damage please let the office know ASAP so we can correct the problem.

SUPPLIES:

We provide - trash bags, soap, dish soap, toilet paper, sugar (you need this for hummingbirds), salt, pepper, and coffee filters. If you need replacements or refills, please come to the office.

DAILY TRASH:

Bag and tie trash and place curbside (beside the road, not on decks) before 4:00 pm for pick up. Please do not leave any food items or ice chests outside overnight. Trash bags are available at the office. Do not put household trash in the trash barrels along the lake.

VISITORS:

No visitors after 10:00 p.m. Visitors must notify Front Desk upon their arrival.  Visitors must always be accompanied by the registered guest.  Visitors are not allowed to fish. As a registered guest, you are responsible for your visitor at all times. Unregistered visitors will be asked to leave.

GAME ROOM:

Game room is open 10:00 am to 4:00 pm, front entrance of red building on water. Children must be accompanied by an adult at all times.

QUIET TIME:

10:00 PM TO 7:00 AM – Please be respectful, especially outdoors. Televisions, voices, or other devices must be kept at a respectful low level at all times.

HUMMINGBIRDS:

Mix 1-part sugar to 4 parts water; boil the water, dissolve sugar and wait for the mixture to cool before placing the feeder outside.

FISHING:

LIMIT OF 4 PER PERSON PER DAY CABIN/HOUSE. One pole with one hook per person. If your pole is in the water, you must attend to it. CATCH & RELEASE with lures and flies only. If you fish with worms, power bait, salmon eggs, marshmallows, etc. you MUST keep the fish and count them towards your 4 per day. NO FISHING WITH CORN! VIOLATERS WILL BE ASK TO LEAVE AS IT IS AGAINST THE LAW IN COLORADO. There is a fish cleaning station beside the Landing. Please clean all fish there and take only clean, packaged fish to the cabin. Never clean fish in or near the cabins/houses.

WILDLIFE:

Please respect wildlife by never approaching or feeding them. Be alert and respectful of all wildlife at all times.

TRAILERS:

We do allow trailers on the property, but they must be pre-approved. All trailers must be parked at the west end of the resort (by the wood piles).  Trailers are not allowed in the cabin/house areas of the resort.  All recreational vehicles (4 wheelers, motorcycles, etc.) must remain on the trailer at all times while on resort property.  No exceptions.

PROCESSING FEES:

There is a $10 Processing Fee for any changes made to your reservation(s) per reservation such as changing dates or changing cabins/houses.

CANCELLATION: ALL CANCELLATIONS MUST BE MADE BY PHONE:

CABINS:

  • 14 days or less before arrival - deposit is nonrefundable and you are responsible for the entire stay. A refund will be issued if the cabin is re-booked less a $10 processing fee per cabin
  • 15 to 30 days before arrival - deposit is nonrefundable
  • 31 to 60 days before arrival - Cancellation fee is $50.00 per cabin plus a $10.00 processing fee per cabin
  • Over 60 days a $10.00 processing fee per cabin
  • NO TRANSFERRING OF DATES 60 DAYS OR LESS. NO EXCEPTIONS.
  • STAYING LESS THAN THE MINIMUM NIGHTS YOU WILL BE CHARGED A $25 CLEANING FEE PER CABIN OR HOUSE.

HOUSE CANCELLATION:

  • 29 or less before arrival - deposit is nonrefundable and you are responsible for entire stay. A refund will be issued if the house is re-booked less a $10 processing fee per house
  • 30 to 60 days before arrival - deposit is non-refundable
  • 60 to 90 days before arrival - Cancellation fee is $100.00 per house plus a $10.00 processing fee per house
  • Over 90 days a $10 processing fee per house
  • NO TRANSFERRING OF DATES 60 DAYS OR LESS. NO EXCEPTIONS.
  • STAYING LESS THAN THE MINIMUM NIGHTS YOU WILL BE CHARGED A $25 CLEANING FEE PER CABIN OR HOUSE.

EMERGENCY:

MANAGERS QUARTERS:  Knock on the door at west end of Office Bldg. by gazebo area. Emergencies only!

OFFICE HOURS:

We are open 8:00 AM to 6:00 PM. The office is closed from 12 noon to 1:00 pm for lunch, and occasionally for an hour or so for trash pick-up, maintenance, or supplies runs (this info will be posted on the office door).

DRUG POLICY:

Rainbow Lake Resort does not permit on its property the unlawful possession or use of controlled substances as defined under either federal or state law. Unlawful use or possession will subject guest to potential ouster.

YOU WILL BE ASK TO LEAVE THE PROPERTY WITHOUT A REFUND FOR:

  • Unruly conduct (at the discretion of management)
  • Discharging weapons of any kind
  • Fires of any type during burn bans
  • Grills or smokers on decks or porches
  • Unattended fires in fireplace or public fire pit
  • Pets, yours or your visitors
  • More than maximum # of people allowed in cabin or house
  • More than your limit of 6 fish per day
  • Fishing with corn
  • Cleaning fish other than at cleaning station
